Kelowna’s Early Opt-Out for Short-Term Rentals-
The City of Kelowna has been granted a special provincial exemption allowing it to implement new short-term rental rules ahead of schedule.
Starting June 1, 2026, Kelowna will permit principal residence short-term rentals under its updated framework.
How It Works
Short-term rentals will be divided into two categories:
- Short-Term Rental Major (Principal Use) Sub Zones
Properties in these designated areas can operate short-term rentals as a principal residence with fewer restrictions. - Short-Term Rental Minor (Secondary Use)
Properties outside these zones can still apply for a license, but only to rent out part of their principal residence (e.g., a suite or room).
Why It Matters
- Earlier timeline: Kelowna can move ahead of provincial rollout.
- Zoning matters: Eligibility depends on whether your property is in a Major sub zone.
- Principal residence focus: Non-owner-occupied short-term rentals remain restricted.
Bottom Line
Kelowna’s early opt-out allows homeowners to legally operate short-term rentals sooner—but primarily in homes they live in.
Understanding your property’s zoning will be key for your ability to take advantage of this potential opportunity if it’s important to you!
